The Worthing Property Market in 2025

With the festive season in the rear view mirror it's definitely now time to stop looking back to happenings last year and focus on what 2025 holds in store.
When it comes to the local property market in Worthing things certainly seem to be fairly clear cut. The popularity of our Sussex seaside town continues to grow and more people than ever want to live here.
That's great news for anyone wanting to sell or let, but what about those who want to buy or rent?
Market forces
The old 'supply and demand' theme always applies to the property sector as much as it does to any other area of business or commerce. However, there are certain ways that it differs too.
Basically there will always be people who want to move for any number of reasons. Upgrading to a bigger home for a growing family, downsizing as needs and priorities change, relocating for work and career opportunities - these are just a few factors that can influence decisions.
Of course economics comes into play too and that's where the 'bigger picture' can be helpful in forecasting the year ahead.
Local matters
National statistics cut both ways when it comes to being an estate agent. On the one hand there are trends based on interest rates, mortgage costs, inflation and employment. On the other there are purely local elements that are equally as important.
These all fall under the famous 'location, location, location' mantra and can include things like quality schools, access to health facilities and local amenities of all kinds.
That's where being in Worthing really comes into its own for us. We cover an area that includes a long stretch of Sussex coastline as well as the edges of the South Downs National Park.
For an estate agent this is the perfect location because it means we really do get to help people make the best choices by utilising our extensive local knowledge built up over the years.
2025
So we've established it's the local property market that really matters, so what does the next twelve months look like?
Worthing is a vibrant, friendly and diverse coastal town and its appeal will continue to grow even bigger. The affordability of homes here really comes down to personal circumstances.
It's likely that more interest rate cuts will come from the Bank of England, although recent financial forecasts seem to have dialled expectations back a little. Even so, we should expect to see lower rates and cheaper mortgages by the end of the year, with things moving in the right direction over the coming months.
In terms of house prices, Rightmove predict a "stronger year for prices in 2025" with a forecast that average new seller asking prices will rise by 4%. That's a significant figure as it's their highest prediction since 2021. Meanwhile Zoopla has said they expect a 5% jump in housing transactions compared to 2024.
Our year ahead
With the general consensus being that this year will see a strong market across the board, we predict that will certainly be the case here on our own patch.
