How to Sell Your Worthing Home in the Summer Months

People buy and sell homes at all times throughout the year but it does stand to reason that some periods are naturally busier than others. For instance, a slowdown in the run up to Christmas happens most years yet even then, there is a surge of activity directly after the Holidays which more than makes up for the blip.

New research released shows that the optimum day to place your home on the market is the 1st of July. Analysis of Google searches shows that's the day the most amount of people go online and search for a property.

However, it also happens to fall into the time of year when things are gearing up for summer and people have plenty of other things to be thinking about. Long school breaks, family holidays, even major sporting events can all be big distractions for even the most determined home buyer.

So if you want to sell your property in the summer months what do you need to take into account to give you the best chance of success?

The feelgood factor

Longer days, more sun and warmer weather always brings with it a feelgood factor that can actually help. Someone who is looking for a new home might be predisposed to fall in love with one more easily on a warm summer evening than on a dreary dark one in the depths of winter. Let's face it, it's far easier to fall for the charms of a room bathed in warm sunlight than it is for one that has the lights and central heating on!

Sellers should bear this in mind and make sure that there are plenty of opportunities for natural light to be used to best advantage for viewings. Simple tricks such as windows being clean and blinds or curtains pulled back are effective and cost nothing whilst at the same generating an inviting feel and a sense of space.

Overhanging plants or bushes that might block sunlight should be trimmed back too, with the added advantage of letting any potential buyer know that your property is cared for and well-maintained. Like-wise, if you're lucky enough to have a sea view now is the time to make sure it's the first thing people see when they step inside and have a look around.

Outdoor living

Being a coastal town, summer is the time of year that outdoor spaces really come into their own. Whether you have a sizeable garden, balcony or small patio, a key element in a summer sale can be letting a potential buyer know that apart from spending the day at the beach they could also enjoy the outside aspects of your home too.

All that really means is making sure things are neat and tidy outdoors as well as inside. Thankfully there shouldn't be many leaves to rake, but tidy plant borders, cut grass and well-tended flowerpots all create an inviting environment to sit back and relax in the sun.

A couple of garden chairs and a table can make all the difference by suggesting relaxed al fresco summer evenings with friends and family.
