How Much Is Your Home Really Worth Right Now
Date Published
06 February 2024
Wanting to know how much your home is worth is a natural thing for most people. With property prices always in the news for one reason or another, the temptation to check how much that 'for sale' house on your street is on the market for is understandable.
And of course we can all check things instantly online these days. Along with instant access to your bank account and instant gratification from a bit of online shopping, it's hardly surprising that you can get an online valuation too.
Agent AI
There's no denying that an online valuation will be quick and it's easy too - all you have to do is enter some basic details and even if you've no intention of selling you'll get a rough idea of what you home is worth.
The drawback is that when you use this kind of online tool a computer algorithm simply looks at various bits of data and calculates a figure. Although it might seem like a clever 'AI estate agent' it's really just some computer code checking previous sales in your area and making a 'guesstimate'.
Value
Of course your own home will always be worth more than just money to you. You'll have made memories there and invested time and effort into making it a home.
Obviously renovations, decoration, fixtures and fittings can all add monetary value. An automated online process can't take into account any of these things - it really just works on little more than 'location location location'!
If you are thinking of moving and need to sell then getting an accurate valuation is vital. That means taking into account everything about your home, what makes it different from neighbouring properties and why someone might fall in love with it, just like you did.
A soulless online web-bot can't do that kind of valuation for you.
Personal touch
The level of detail needed to get an accurate valuation of your home at any given time means you need an in-person visit by a professional, experienced local estate agent.
Market conditions change all the time and any particular house or flat can differ greatly from the one next door. That's why you can't just rely on statistics alone.
At Matthew Anthony we offer a comprehensive Property Valuation Report which takes into account much more than how much other properties might have gone for over the past few years.
We talk to you about your situation and the ideal outcome you have in mind. For instance, you might already have had your offer accepted on your next home and be looking for a quick sale.
In contrast, you might just be starting your search and know that being on the market first is a great way to make yourself a much more attractive potential buyer.
Ultimately marketing your property using the right valuation means you increase your chances of selling and also of achieving the highest possible price.
When we come round to value your home it shouldn't take more than an hour of your time at most.
We will help you make plans by giving you all the information you need. If you would like us to arrange a convenient time to visit call on 01903 608080 or
